A recently restored heritage listed home in Grafton was passed in at auction at the weekend.
Despite extensive renovations, bidding failed to reach the reserve for historic Rathgar House.
The seven bedroom mansion was marketed as a Victorian coffee house which doubles as a bed and breakfast.
Real estate agent Daniel Kelly says the owners bought the property for just over $300,000 but now thought it was worth at least $450,000.
